Demilec Radiant Barrier Installation: The Fresno Owner’s Guide
Demilec radiant barrier installation in Fresno typically runs $1.85 to $3.10 per square foot installed, with most attic jobs landing between $2,200 and $4,800 depending on square footage and whether we’re removing failed material first. We stock Demilec-compatible radiant barrier on our trucks, and in most Fresno neighborhoods we can have a crew out same-day or next-day to assess and install. The way owners usually find us is simple: they go up to grab something from the attic in July, the heat hits them like a wall, and they realize whatever was supposed to be reflecting that sun back out isn’t doing its job anymore.
Radiant barrier is a thin reflective material, usually foil-faced, stapled to the underside of your roof rafters. It works by reflecting radiant heat rather than absorbing it like fiberglass or cellulose. Demilec’s version is designed to work alongside their spray foam systems, but it stands on its own as a retrofit in older Fresno homes where the attic regularly climbs past 140 degrees in August. When it’s installed right, it can drop attic temperatures by 20 to 30 degrees. When it’s sagging, torn, or was never installed with the right air gap, it does almost nothing.
Which Demilec Models This Applies To
Demilec’s radiant barrier products are sold as part of their building envelope systems, and the most common one we see in Fresno attics is their foil-faced radiant barrier designed for open framing. The compatibility question that matters most isn’t the model number stamped on the roll, it’s what’s already in your attic and whether the barrier is still performing. Demilec radiant barrier comes in perforated and solid-faced versions. The perforated version allows moisture to pass through, which matters in Fresno because our winter fog and summer heat cycles can trap condensation in an attic if the wrong material is used.
Here’s the gotcha we see regularly: homeowners read “perforated” on the label and assume it’s fine to lay it directly over existing insulation on the attic floor. It’s not. Demilec radiant barrier is designed for rafter installation, not as a floor covering. Laid flat over insulation, it collects dust on the reflective surface within a season or two, and dust kills reflectivity. We’ve pulled up radiant barrier in Tower District bungalows that was installed flat in the 2000s and had lost most of its performance because the foil face was coated in fine Central Valley dust. The fix wasn’t more insulation. It was reinstalling the barrier where it belongs, on the rafters, with the right air gap.
If you’re unsure what you have, go up with a flashlight and look at the underside of your roof deck. If the material is shiny foil stapled to rafters, you have radiant barrier. If it’s a thick foam layer, that’s Demilec spray foam, not radiant barrier, and the repair path is different. We stock both Demilec-compatible radiant barrier and equivalent foil barrier from Reflectix, and for most Fresno retrofit jobs the performance difference is negligible. What matters is the installation method, not the brand name on the roll.
Signs Your Demilec Radiant Barrier Installation Is Failing
- Sagging or drooping between rafters. This is the most common failure in Fresno. Staples pull loose over years of thermal expansion and contraction, and the barrier drops away from the roof deck. That destroys the required air gap, and without it the barrier conducts heat instead of reflecting it. A sagging barrier is doing roughly nothing.
- Dust-covered foil surface. In neighborhoods near construction or ag land, fine dust settles on the reflective face. A dull, grayish surface means reflectivity has dropped sharply. Radiant barrier works on surface reflection, so a dirty surface is a failed surface even if the material is physically intact.
- Tears, punctures, or gaps where sections separate. Rodents, careless storage, or a leak in the roof can tear sections. Gaps in coverage allow heat to pour through in concentrated spots. The barrier only works where it actually exists.
- Upper floor or attic heat that got noticeably worse over one summer. If your second story used to hold at 78 degrees with the AC running and now it won’t drop below 84, that’s data. Something changed, and in a house with radiant barrier, a degraded barrier is a leading candidate.
- Condensation or water staining on the barrier or roof deck. This points to a perforation or an installation error, often non-perforated barrier used where moisture needed to escape. In Fresno’s winter fog conditions, trapped moisture leads to mold on the roof decking, which is a substantially more expensive problem than replacing barrier.
Replacement Cost & What’s Included
For a typical Fresno single-family home with a 1,200 to 1,800 square foot attic, Demilec-compatible radiant barrier replacement runs $2,200 to $4,800 installed. Smaller attics in Tower District bungalows often come in under $2,000. Larger newer builds out past Shaw Avenue with complex rooflines run higher. The range is driven by three things: square footage of rafter area, whether we’re removing failed material first, and roof geometry. Steep pitches and tight eaves slow the work and add labor hours.
Every Alden Insulation Fresno quote includes the barrier material, staples and fasteners, full installation across the rafter area, removal and disposal of any failed material we’re replacing, and cleanup that leaves the attic floor no worse than we found it. The written price is in your hand before any tool comes off the truck, and that number is the number on the invoice. No revisions at the door, no added disposal fees discovered at the end. Every install carries our 365-Day Done Right Promise in writing: if the barrier sags, tears, or underperforms within a full year, we return and make it right at no charge, and a second service visit is included free if the original work fails.
DIY or Call Us?
Radiant barrier installation is not high-tension work like garage door springs, and it’s not electrical. It won’t kill you. What it will do, if done wrong, is waste your money and your Saturday. The two things DIY installers get wrong most often in Fresno are the air gap and the stapling pattern. Without a consistent 3/4 inch air gap between the barrier and the roof deck, the material conducts heat instead of reflecting it. And a pattern of two staples per rafter every two feet might hold for a year, but a Central Valley summer of 110-degree attic temperatures will test every fastener. We’ve seen DIY barriers dropped onto insulation months later.
What you can safely do is inspect. Go up with a flashlight on a cool morning, look for sagging, dust, tears, and gaps. Take photos. That gives you a real sense of the scope before you call us. But for the install itself, especially removal of failed material in a tight attic with roofing nails overhead, the safest move is a crew that does this weekly. Call (559) 666-2260 for an honest assessment. Bryce Holloway will tell you straight whether the barrier is the problem or whether your heat issue is coming from something else entirely.
FAQs
In Fresno’s climate, a properly installed Demilec-compatible radiant barrier lasts 15 to 25 years before meaningful degradation. The two things that shorten that lifespan are dust accumulation on the foil face and staple failure from thermal cycling. A barrier installed flat over insulation can lose most of its effectiveness within two or three seasons, which is why installation method matters more than the material warranty. Call (559) 666-2260 for an inspection if your barrier is over a decade old and your attic heat has crept up.
In some cases, yes. Small tears, a few pulled staples, or a single sagging section can be repaired with new fasteners and patching material. But if the barrier is heavily dust-coated, extensively torn, or was installed without the proper air gap in the first place, repair is throwing money at a material that has structurally failed. We’ll tell you which situation you have. Call (559) 666-2260 and we’ll give you a straight answer, not an upsell.
Most Fresno attic radiant barrier replacements are completed in one day, start to finish. Larger attics or jobs requiring full removal of failed material may run into a second morning. We schedule inside a specific arrival window, and the crew shows up when we said they would.
We stock Demilec-compatible radiant barrier and equivalent Reflectix barrier on our Fresno trucks, which means most installs happen same-week rather than after a two-week material wait. If your attic needs a specific Demilec product variant we don’t carry, we’ll tell you the lead time before you commit to anything. Call (559) 666-2260 for current stock and an exact quote.
