Johns Manville Attic Insulation: The Fresno Owner’s Guide
If you’re searching for a Johns Manville attic insulation specialist in Fresno, here’s the short version: we install and remove Johns Manville fiberglass and mineral wool products, most Fresno attics run between $1,800 and $4,200 for a full re-insulate depending on square footage and current R-value, and we can typically start within a few days of your call to (559) 666-2260. You landed here because something’s wrong: your attic is roasting in July, your AC bill climbed 30% over last summer, or you pulled down the hatch and saw insulation that’s matted flat, rodent-torn, or soaked through from a roof leak. That’s the usual story. The product failed, the install was thin from the start, or forty years of Central Valley heat did what forty years of Central Valley heat does.
We’re an independent Fresno insulation contractor. We’re not affiliated with Johns Manville, but we install their products because they hold up in this climate when they’re put in correctly at the right depth. The difference between Johns Manville insulation that works and Johns Manville insulation that doesn’t is almost never the fiberglass itself. It’s the R-value installed, the air sealing beneath it, and whether the crew actually hit the depth they wrote on the quote. That’s where we spend our effort.
Which Johns Manville Models This Applies To
Johns Manville makes three main product lines we work with in Fresno attics: ComfortTherm batts and rolls (wrapped in plastic, common in older homes), Attic Protector blown-in loose-fill fiberglass, and TempControl mineral wool batts. Most attics we see in Fresno have either original batt insulation from the 1970s through 1990s or a thin layer of blow-in fiberglass that was never topped up. The fix depends on what’s already up there.
Here’s the compatibility gotcha most homeowners don’t know: you can’t just lay new Johns Manville batts over old insulation and call it done. If the old material is compressed, rodent-soiled, or water-damaged, the new layer sits on top and traps the problem underneath. Blown-in Johns Manville Attic Protector, on the other hand, can sometimes be added as a cap layer over existing fiberglass if the old material is dry and intact. We inspect first and tell you straight whether removal is required or a top-up will do. The spec that matters most is R-value per inch: Johns Manville Attic Protector delivers roughly R-3.1 per inch blown, so hitting Fresno’s recommended R-38 for attics means about 12 inches of settled depth. Most older Fresno homes are sitting at R-11 to R-19. That gap is your summer AC bill.
Signs Your Johns Manville Attic Insulation Is Failing
- Upstairs rooms run 10 to 15 degrees hotter than downstairs in summer. That’s not an HVAC problem. That’s an attic with R-value that’s either too low from the start or has settled to the point the heat load overwhelms the system. Fresno’s July heat will expose it fast.
- Your AC runs constantly from June through September and the bill keeps climbing. When attic insulation stops slowing heat transfer, the conditioned air fights a losing battle. We see this in Tower District bungalows and newer builds out past Shaw Avenue alike.
- You can see bare joists or low spots when you peek into the attic. Insulation should be even and cover the joists. Bare framing means heat pours straight through. If you can see the joists, you’re under-insulated, full stop.
- You smell something stale or musty, or you find rodent droppings up there. Rats and mice nest in fiberglass. Once that happens, the insulation holds odors, loses loft, and becomes a health concern. Removal and replacement is the only real fix.
- Roof leaks or past water intrusion left dark stains or crusted patches. Wet fiberglass loses nearly all its insulating value. Johns Manville fiberglass doesn’t recover from saturation. It has to come out.
Replacement Cost & What’s Included
For a typical Fresno attic between 1,000 and 1,800 square feet, full removal and re-insulation with Johns Manville blown-in fiberglass to R-38 runs roughly $2,400 to $4,200. A top-up over existing dry insulation runs $1,200 to $2,000. Batts installed in tight, low-clearance attics land slightly higher than blown-in because the labor is slower. Every quote includes the same things: removal or prep of the existing material, air sealing of the top plates and penetrations before we install, the Johns Manville product at the specified R-value, and cleanup. The written price you approve before we start is the price on the invoice. No door-price revisions, ever.
Every job carries our 365-Day Done Right Promise: if the work fails within a year, we come back at no charge. That’s in writing on every single job. As Bryce Holloway puts it: good insulation doesn’t make the news. That’s the point.
DIY or Call Us?
You can safely check your attic from the hatch: look for bare joists, flat or stained material, and rodent sign. You can also measure your current depth with a ruler. Those checks tell you what you’re working with. What we don’t recommend is DIY removal of old fiberglass, and here’s why: you’re in a hot, tight space, the old material may be rodent-contaminated or holding mold spores, and proper removal needs protective gear and a clear plan for disposal. One wrong move in a Fresno attic in August and you’re dealing with heat exhaustion or worse. The installation side has real skill to it too: hitting even depth, avoiding soffit blockage, and sealing the air leaks before you bury them. If you’re not sure what you’re looking at, call (559) 666-2260 and we’ll assess it straight.
FAQs
Johns Manville fiberglass insulation itself can last 30 to 50 years, but in Fresno’s heat, the real limits are settling, moisture, and pests. Blown-in fiberglass settles over time and loses R-value; batt insulation gets compressed or damaged. If your insulation is more than 20 years old, you’re probably under R-30, and a re-insulate will pay for itself in lower cooling bills.
In most cases, no. If the material is matted, water-damaged, or rodent-soiled, the damage is structural to the material’s loft and R-value, and it can’t be restored. A top-up can work when existing insulation is dry, clean, and simply too thin. We’ll tell you which path applies after an inspection.
Most Fresno attic insulation jobs are completed in one day. Removal and re-insulation of a standard 1,200-square-foot attic is typically a five-to-seven-hour job for our crew. Larger attics or rodent remediation can push to a second day. We schedule with a firm window, not a half-day range, and the crew shows up when we say they will.
We stock Johns Manville blown-in fiberglass and batts on our trucks, along with products from Owens Corning, Knauf, Rockwool, CertainTeed, Icynene, Demilec, and GreenFiber. For most jobs, the material is on the truck when we arrive. Should your project call for a specialty product, we order it and hold the schedule.
Call (559) 666-2260 for a free Fresno attic assessment. You’ll reach a live person, not a voicemail, and we’ll give you a written price before any work begins. If your attic’s hot, that’s data. Let’s read it together.
